LANDLORDS NEED HOME PROTECTION PLANS TOO Save Your Sanity

Did you know that even if you owned the home for more than a year, you can still put a home protection plan in place?

This will come in very handy when you need to replace a water heater, furnace or air conditioner.

You can also have them come out for a simple drain stoppage and pay the service fee.  Even better is that if you have to call for simple drain stoppages, you have it in your lease to have the tenant pay the home protection plan when they come out to do the repair and deduct if from the next months rent which averages about $65.00 to $75,Image title00 a service call. 

The home protection plan covers main systems and some limits may apply on slab leaks so read the fine print. I know for fact that gas pool heater are an exclusion so make sure when ordering the Home Protection Plan that you ask about the exclusions.  It's always a good idea to call three home protection plans and compare pricing and coverage.  You can add on air conditioning, code upgrades and washer and dryer coverage as a small extra charge per year.  
The plan can be paid on credit card by the month or get a larger discount when paying the annual premium up front.

It offers you peace of mind and you don't have to go searching for a contractor when your tenant calls you with a problem. Of course there are always urgent situations where you may not be able to wait for the contractor to get there but many times it's just things that can wait a day or two.  

And the best part is that if they can't fix it they will replace the covered system or item if it has not been abused.  

If you have owned the property for a while you can still get a home protection plan.
